For this project, I worked with an investor who wanted to transform this apartment into an attractive and functional space for students. The priority was to create a design that balanced aesthetics, durability, and practicality, maximizing its appeal in the rental market.
The layout was organized around an open concept to encourage social interaction while maintaining well-defined areas for specific activities. In the living room, I selected versatile and durable furniture, such as a modular white sofa and a caramel leather armchair, perfect for frequent use. Neutral and warm tones created a cozy atmosphere, while black accents added a touch of dynamism and modernity.
A deep blue accent wall behind the television serves as the focal point of the living room, adding character and depth. To make use of a structural column, I incorporated a dividing panel with open shelving, which helps define spaces without disrupting visual flow—an ideal solution for a shared apartment. This functional element also provides additional storage, practical for students.
In the kitchen, the focus was on combining functionality with style. I designed a bar with caramel leather stools, perfect for quick meals or informal gatherings. White countertops paired with black pendant lights create an elegant contrast that complements the overall aesthetic. Finally, light wood flooring ties the entire apartment together, bringing warmth and continuity. This project showcases how strategic interior design can enhance the value of an investment property, making it appealing to both students and the rental market.
